I am writing to express my profound concern to HB24-1152, HB24-1313, and HB24-1304. These bills, if passed, would significantly undermine our local decision-making authority in Centennial, impacting the very character of our neighborhoods.

HB24-1152, concerning Accessory Dwelling Units (ADUs), overrides our local ordinance discussions by placing regulations in certain cities and towns across the state including Centennial. It disregards our community's needs, such as parking requirements for ADUs. This bill would strip neighborhoods of their authority over ADUs, potentially disrupting the architectural harmony in our neighborhoods.

HB24-1313 imposes density mandates around light rail and bus routes, dictating a minimum of 40 units per acre within a half-mile of stations. Non-compliance threatens to strip cities of critical Highway User Tax Funds used for street maintenance and operations. In Centennial alone, we risk losing approximately $3.8 million each year.

Lastly, HB24-1304 prohibits municipalities from setting minimum off-street parking requirements for all land use types. This could necessitate the creation of a public street parking program, forcing us to cater to externally imposed regulations rather than our community's specific needs.

These bills collectively limit local control and our ability to shape our community based on our unique needs and preferences. The State would effectively manage zoning and land use within our City, reducing our ability to engage in local decision-making.

Please consider the significant impact these bills could have on our community. I urge you to amend HB24-1152, HB24-1313, and HB24-1304, and support the preservation of local control in land use decisions.
